My name is Cordell Davenport. Before I go into detail talking about the Small Apartment Investors Retreat that I created. I want to tell you my background. For me personally, my journey of self-improvement started about 20 years ago, when a friend gave me about 30 self-improvement audio recordings. What I listened to kicked me in my mouth and made me realize I needed to make some changes.
When you change, everything else will change. I went from never reading to publishing three books on self-improvement.
Because of self-improvement, I got introduced to real estate and created Small Apartment Investors. Here is that website: https://www.smallapartmentinvestors.com/ and created a YouTube Channel. Click here for my YouTube Channel.
If you want to expand your apartment portfolio and want to be on our buyer list visit https://buysmallapartment.com/
Because of self improvement I live life not with the goal of acquiring possessions, but rather to create memories with those who are my friends and family. The best way to create memories is to travel. Because of my passion for traveling, I started my travel agency Mexico Beach Life Club https://mexicobeachlifeclub.com/ and created a YouTube Channel. Click here for my YouTube Channel There on my channel I visit and film a variety of resorts and excursions in Mexico. So far I have physically visited over 30 all inclusive resorts in Mexico!
So, I have decided to put all three together.
- Self Improvement.
- Small Apartment Investing.
- Traveling to Mexico All Inclusive Resorts to create memories.
Thus Small Apartment Investors Retreat was created. This event is not just for you, the small apartment investor, but also for you to bring your spouse/family! While you are learning and networking, your family/friends will be enjoying the many amenities. After the workshop at 1pm, you can join them, relax at the resort or hit the town and sight see while doing a group excursion!
The Small Apartment Investors Retreat will be held at a Hyatt Ziva in Puerto Vallarta Mexico. Enjoy…

Here is a tour I did of the resort!
Because I can not do this alone, plus I don’t know everything, I have researched who I can partner with for this event.
I found an excellent choice.

💲Tax Write Offs 💲
Check with your CPA regarding tax write offs for this retreat. I am not a tax professional, this is for educational purposes only, here are some things to consider when you talk to your tax specialist for write offs.
- Business Purpose: The primary purpose of your trip must be directly related to your business. Attending the small apartment investors retreat is a prime example of a business-related activity, as it aims to enhance your knowledge and skills in apartment investing, ultimately leading to improved investment decisions and potentially higher returns.
- Ordinary and Necessary: The expenses incurred during your trip must be ordinary and necessary for your business. Since attending workshops, networking with industry experts, and gaining insights into investment strategies are essential components of your business as a small apartment investor, the costs associated with these activities can be considered ordinary and necessary.
- Substantiation: To substantiate your deduction, you’ll need to maintain accurate records of your expenses, including receipts, invoices, and any other documentation that supports your claim. Keeping detailed records ensures that you can provide evidence of the business purpose and the expenses incurred during your trip if requested by the IRS.
- No Personal Vacation: While you can deduct expenses related to your business activities during the trip, you cannot deduct expenses that are purely personal in nature. It’s crucial to ensure that the majority of your time and activities during the retreat are business-related to qualify for the deduction.
By meeting these criteria, you can turn your trip to the small apartment investors retreat into a 100% tax write-off, effectively reducing your taxable income and potentially saving you thousands of dollars in taxes.
So why wait? Seize this opportunity to invest in yourself and your business while maximizing your tax benefits. Attend the retreat, enhance your skills, expand your network, and let the IRS help foot the bill!
